Chris, I use free version helpdesk software by this company.

it is web based and gets the job done very well. It not open
sourced. I don't see that as an issue. At least in where I
am using.
That same company also makes a number of other network
management and monitoring product with free editions. I am
using there free opmanager to monitor our servers and
network equipments.
