Plus, there are a lot of people that think their house is
perfect the
way it is. What the seller may consider and extravagant
repair
requested by the buyer may be a pretty common thing. It's
nice to
have a third party viewpoint to negotiate this. Also, those
freakin
contracts are pages and pages of stuff. Your agent usually
has dealt
with those contracts for years and knows what's in them and
what to
watch out for.
